    When is my rent due and where can I pay my rent?

    Rent is due on the 1st of each month and is considered late on the 5th. Late fees are applied to all payments that are received in our office after the start of business on the 6th. Rent can be paid by mail or in person to: Fetter Property Management

    What are acceptable forms of rent payment?

    Acceptable forms of payment are personal checks from the tenant, Cashier’s Checks or Money Orders. We do not accept cash.

    What justifies a emergency.

    Any major property damage or any issue that is life threatening. Fire, tree falling on the home, active water leak, flooding, furnace not working, fire, gas odors etc. CALL 911 FIRST IF THERE IS A FIRE

    What to do in case of a emergency.

    For after hour's emergency, please call our 24 hour emergency line at 812-429-3616

    What are examples of non-emergency issues.

    Items such as dishwasher problems, AC not working, stove not lighting or a burner out are not considered emergencies.

    How should I report non-emergency issues or problems?

    You will need to summit a maintenance request for all non-emergency issues.

    How do I summit a maintenance request for a problem?

    All maintenance requests must be made to your Tenant Manager during normal business hours.
    You can submit a Maintenance Request in person or by phone.
    Telling a Maintenance Repairman is not is not acceptable.

    Who will pay for work done on my home?

    You will only be billed for repairs if the cause of the issue was a direct result of negligence that was the tenant’s responsibility or damage caused by the tenant.

    Can I get reimbursed for repairs I make on my own?

    You must obtain written permission from your Tenant Manager, in advance, or no reimbursement will be made.

    What happens if I loose my keys?

    During normal business hours you can come into our offices and, upon verifying identification, receive another set of keys for $5 per key. If it is after hours, you can call the emergency line and we will send a maintenance person to let you into your unit. However, only the Lessee will be allowed in the unit. There is a charge for after hours lock outs.

    What am I responsible for maintaining in my home?

    You are responsible for maintaining heating filters and fresh smoke detector and CO2 detector batteries at all times. This may mean changing them at least twice each year or more frequently as needed. Light bulbs that are easily accessible also need to be maintained by the residents. In most situations, yard maintenance may be required. Please refer to your individual residential lease.

    Can I paint or change something in the home I am renting?

    Any and all changes or modifications to the property must be requested in writing to Fetter Property Management for approval before any changes are made.

    Do I need renter's insurance?

    It is highly recommended that all residents carry enough insurance to cover themselves and their personal property. Please consult with your insurance agent for specific details.

    What happens if I need to move before the end of my lease?

    Please refer to your copy of your residential lease. Contact your property manager as soon as possible to discuss this situation in detail.

    What do I do when its time for me to move?

    Contact your Tenant Manager and they will guide you through the termination of your tenancy. 

    What do I do if I want to add a roommate?

    Your Tenant Manager can tell you if additional roommates are allowed in your unit and, if so, how to go about it.

    What happens if a roommate wants to move out?

    Contact your Tenant Manager directly for the necessary forms to remove one roommate from the lease paperwork and/or have a new roommate added. Your Tenant Manager will discuss any transfer fees as well as the procedures for handling the security deposit.
